Important Notes:

  1. The stated rates are budgetary construction estimates only and are intended for preliminary planning, feasibility studies, and early-stage budgeting. They are not fixed quotations or guaranteed contract prices.
  2. Rates are expressed in Philippine pesos per square meter of total construction floor area and may vary depending on the project type, number of storeys, structural system, building height, design complexity, specifications, and level of finish.
  3. Actual costs may be affected by project location, site accessibility, soil condition, terrain, excavation requirements, labor availability, material prices, transportation, fuel costs, construction schedule, and market conditions.
  4. Projects requiring imported materials, specialized equipment, large glass systems, high-end finishes, smart-building systems, or accelerated completion may exceed the stated ranges.
  5. Commercial, industrial, hotel, healthcare, school, and institutional projects must be evaluated individually because their mechanical, electrical, plumbing, fire-protection, security, and operational requirements differ significantly.
  6. Office and retail fit-out costs should not automatically be added to base-building costs unless the base-building estimate excludes interior finishes and tenant improvements.
  7. A reliable project cost can only be prepared after reviewing the architectural, structural, mechanical, electrical, plumbing, fire-protection, and civil plans, together with the detailed specifications and scope of work.
  8. Clients are encouraged to consult licensed architects, professional engineers, quantity surveyors, and qualified contractors before making financial or construction commitments.

Typical Exclusions:

Unless specifically included in a written proposal, the budgetary rates exclude:

  • Land acquisition and land-development costs
  • Architectural, engineering, consultancy, and project-management fees
  • Geodetic surveys, soil tests, environmental studies, and laboratory testing
  • Building permits, clearances, licenses, utility applications, and government charges
  • Value-added tax, local taxes, duties, transaction fees, and financing costs
  • Demolition, relocation, clearing, major excavation, dewatering, and abnormal foundation works
  • Retaining walls, slope protection, major drainage, roadworks, and extensive site development
  • Perimeter fences, gates, guardhouses, parking structures, and external covered areas
  • Landscaping, irrigation systems, swimming pools, fountains, and other water features
  • Deep wells, water-treatment systems, septic tanks, sewage-treatment plants, and major utility infrastructure
  • Power substations, transformers, generators, solar-energy systems, and battery storage
  • Data centers, commercial kitchens, laboratories, clean rooms, cold storage, medical equipment, and specialized industrial systems
  • Loose furniture, appliances, office equipment, movable partitions, décor, artworks, and owner-supplied materials
  • Tenant fit-out, branding, signage, and merchandising installations unless specifically stated
  • Temporary facilities, off-site works, utility upgrades, and extraordinary logistics beyond the defined project boundary
  • Price escalation caused by delayed approvals, design changes, material shortages, foreign-exchange movement, or force-majeure events
