Green8scape Development Corp. provides the following preliminary budgetary rates for reinforced-concrete swimming pool construction in Cebu, Bohol, Leyte and other areas in the Visayas.

The rates are intended for initial project planning only. The final construction cost will depend on the approved design, pool depth, structural requirements, finishes, equipment capacity, site condition, accessibility and selected pool features.

HOW THE POOL AREA IS CALCULATED

The pool area is based on the water-surface area:

Pool Length × Pool Width = Pool Water-Surface Area

Example:

A pool measuring 4 metres × 8 metres has a water-surface area of 32 square metres.

The budgetary cost does not use the total tiled surface of the pool walls and floor. Pool depth, wall height, shape and perimeter nevertheless affect the final structural and finishing costs.

STANDARD CONCRETE POOL PACKAGE

Subject to the final proposal and approved specifications, the standard package may include:

1. Preliminary swimming pool layout and equipment planning.
2. Reinforced-concrete pool shell using the specified concrete strength.
3. Reinforcing steel based on the approved structural design.
4. Cement plastering and approved swimming pool waterproofing system.
5. Standard swimming pool tiles or approved interior pool finish.
6. Branded circulation pump and sand-filter system.
7. Properly sized pool filtration and circulation equipment.
8. Heavy-duty uPVC swimming pool pipes and fittings.
9. Main drains with anti-entrapment consideration.
10. Surface skimmers, return inlets and vacuum fittings.
11. Standard underwater LED pool lights.
12. Electrical control panel, breakers, timers and protection devices.
13. Stainless-steel pool ladder where required.
14. Initial filter media, pool-balancing chemicals and cleaning accessories.
15. Testing, commissioning and basic operator orientation.

All equipment brands, models, capacities and quantities shall be stated in the formal proposal.

OPTIONAL POOL SYSTEMS AND FEATURES

The following are not automatically included in the basic budgetary rate and shall be priced separately:

1. Infinity-edge or vanishing-edge system.
2. Perimeter-overflow or deck-level pool system.
3. Balance tank, surge tank or catch basin.
4. Saltwater chlorination system.
5. Eco-pool, mineral-pool or drinking-quality water-treatment system.
6. Automatic chlorine, pH and ORP dosing system.
7. Smart pool control and remote monitoring.
8. Variable-speed swimming pool pumps.
9. Pool heating or heat-pump system.
10. Jacuzzi, spa jets, air blowers and hydrotherapy system.
11. Waterfalls, fountains, grottos and water features.
12. Underwater speakers or entertainment systems.
13. Glass pool walls or underwater viewing panels.
14. Swim jets, endless-pool systems and wave-pool equipment.
15. Slides, diving boards and special recreational accessories.
16. Special imported tiles, mosaics, natural stone or premium finishes.
17. Pool cover, automatic pool cover or solar cover.
18. Landscaping, pool deck, stamped concrete, pavers and outdoor structures.

IMPORTANT COST NOTES

1. These figures are preliminary budgetary estimates and are not fixed quotations or guaranteed contract prices.
2. Rates are based on the pool water-surface area and assume a conventional reinforced-concrete swimming pool.
3. The stated rates are exclusive of 12% VAT unless VAT is specifically included in the formal proposal.
4. Excavation, hauling and disposal of excavated materials are excluded because costs depend on the soil condition, access and disposal location.
5. Rock excavation, dewatering, sheet piling, soil stabilization and special foundation works are excluded.
6. Mobilization, transportation, accommodation and employee facilities may be charged separately for projects outside Metro Cebu.
7. Building permits, barangay clearances, professional fees and other government charges are excluded unless specifically included.
8. Electrical power supply from the main building panel to the pool equipment room is excluded unless stated otherwise.
9. Water supply, drainage connection and sewer connection outside the pool construction area are excluded.
10. Retaining walls, slope protection and major site-development works are excluded.
11. The pump room or equipment room is excluded unless specifically included in the project scope.
12. Costs may increase for rooftop pools, suspended pools, hillside pools, narrow-access properties and projects requiring manual hauling.
13. Commercial, resort, hotel, school and competition pools require individual engineering and equipment calculations.
14. Final equipment capacity shall be based on the pool volume, turnover requirement, pipe layout, head loss and intended operating schedule.
15. Structural and workmanship warranties shall be clearly stated in the signed construction contract.
16. Equipment warranties shall follow the applicable manufacturer or supplier warranty terms.
17. Unauthorized alterations, improper operation, lack of maintenance, chemical misuse and work performed by third parties may affect warranty coverage.
18. A detailed site inspection, approved design and itemized proposal are required before the final contract price can be established.
19. Budgetary rates should be reconfirmed when the formal quotation is issued because material, equipment, fuel and transportation prices may change.
20. These budgetary rates are effective for 2026 and should be reviewed periodically.
