    • Perimeter fences, gates and guardhouses
    • Driveways, walkways and major site development
    • Retaining walls and extensive earthworks
    • Deep wells, septic tanks and sewage-treatment systems
    • Solar power systems, generators and specialized equipment
    • Loose furniture, appliances and owner-supplied items
  8. Professional fees, surveys, soil testing, permits, clearances, utility connection fees, transaction charges, government fees and applicable taxes are excluded unless specifically included in the proposal.
