The stated rates are budgetary estimates only and are intended for preliminary planning. Actual fit-out or refurbishment costs depend on the existing condition of the property, demolition requirements, approved design, material specifications, building regulations, working-hour restrictions, access, location, project duration and required building services. A detailed site inspection, plans, specifications and scope of work are required before a formal quotation can be issued.
INCLUSIONS:
The budgetary rates may include the following, subject to the agreed scope:
- Project preliminaries, supervision, temporary protection and normal mobilization
- Minor dismantling, demolition and disposal for refurbishment work
- Floor, wall and ceiling finishes
- Painting and decorative finishing works
- Internal partitions, doors and standard hardware
- Built-in cabinetry, counters and timber fitments
- Standard sanitary fixtures and bathroom accessories
- Standard bathroom and internal glazing
- Basic electrical outlets, switches and general lighting
- Minor plumbing, air-conditioning and fire-protection modifications required by the new layout
- Installation of owner-approved decorative lights, curtains and blinds when specifically included
- Testing, cleaning and turnover of the completed work
EXCLUSIONS:
Unless specifically included in the written proposal, the rates exclude:
- Loose furniture and movable furnishings
- Appliances and operating equipment
- Hotel bedding, linens, tableware and operating supplies
- Computers, servers, printers and office equipment
- CCTV, Wi-Fi, data networks, audio-visual systems and access-control equipment
- Supply of specialist or decorative lighting fixtures
- Commercial kitchen equipment, cold rooms and kitchen exhaust flues
- Major replacement of air-conditioning, electrical, plumbing or fire-protection systems
- Structural alterations, strengthening and modification of load-bearing elements
- Major waterproofing repairs, concealed leaks, termite damage, mold or hidden defects
- Asbestos or hazardous-material removal
- Imported specialty finishes, artworks, signage and branding installations
- Professional design, engineering, project-management and consultancy fees
- Permits, clearances, government charges, utility fees and applicable taxes
- After-hours work, accelerated schedules and special building-access requirements
- Cost increases resulting from design changes, delayed approvals or unavailable materials
